Terms and Conditions

Thank you for choosing to book your stay with Rock & Anchor. To ensure a seamless and enjoyable experience, we kindly request that you read and agree to the following terms before proceeding with your reservation. Your understanding and cooperation help us maintain a unique and harmonious village environment for all guests.

Before You Book

•Village Stay Experience: Please note that this is a rural camping and village stay, not a luxury hotel. Guests will experience authentic village life, including its simplicity and charm.

•Limited Services: Food delivery services like Swiggy or Zomato are not available. Essentials and resources are sourced from the nearest town, located 10 km away.

Costing Categories

Our pricing is based on the following age groups and categories:

• Adults: Age 18 and above.
• Teenagers: Age 13-18.
• Children: Age 3-12.
• Students: Special rates are available for students with valid student ID cards.

• Please note:
  • Children under 3 years of age stay free, but no additional bedding will be provided.
  • All age-related discounts or special rates require valid ID proof at the time of check-in.
  • Group bookings with mixed age groups will be charged based on individual category rates.

After you book: 

Rescheduling Policy

If you need to reschedule your trip:

• A rescheduling fee of 20% will be charged.
• Rescheduled trips must be booked within 3 months from the original trip date.
• Rescheduling requests made within 3 days of the trip start date will not be accommodated.

Cancellation Policy

Cancellations will incur the following charges based on the time of cancellation:

• 7-10 Days Before the Trip Start Date: 30% of the total booking amount will be retained; the remaining 70% will be applied toward a future booking.
• 4-6 Days Before the Trip Start Date: 50% of the total booking amount will be retained; the remaining 50% will be applied toward a future booking.
• Less Than 3 Days Before the Trip Start Date: 75% of the total booking amount will be retained; the remaining 25% will be applied toward a future booking.
• No Show: 100% of the payment will be retained. No refunds or credits will be provided.

Medical Policy

In case of trip cancellation or interruption due to a medical emergency:

• Guests must provide valid medical documentation to apply for a rescheduling or partial refund.
• Rescheduling due to medical reasons will waive the ₹1000/- rescheduling fee, but standard retention rates (as per the cancellation policy) will still apply.

Special Policy for Group Medical Emergencies

If a group of guests is unable to attend the trip due to a medical emergency affecting one or more members (e.g., a child):

• Valid medical documentation must be provided.
• The entire group can reschedule without paying a rescheduling fee.
• If the request is made within 3 days of the trip start date, 25% of the total booking amount will be retained to cover operational costs.
• The rescheduled trip must take place within 3 months of the original date, subject to availability.

Refunds Due to External Factors

A full 100% refund will be processed in the event of cancellations caused by:

1. Issues on our end, such as overbooking due to technical glitches.
2. Cancellation due to bad weather, communicated prior to the trip start.

Refund Timelines: Refunds will be processed based on the payment gateway timelines used during the booking process.

Regarding your arrival:
In the event of a COVID wave or pandemic, compliance with health protocols such as an RT-PCR test or any other recommended test will be mandatory. Health protocols will be followed as per government recommendations at the time of the trip.

Regarding other visitors or occupants: 

Facilities for Drivers/Staff/Nannies:

• Separate lodging, boarding, and food facilities are available for drivers, staff, or nannies at the property for a charge of ₹1000/- per person.
• If a nanny stays with the child in a tent and utilizes guest facilities, they will be charged as a full-paying guest.

Pet-Friendly Policy:

• We welcome friendly pets who can coexist peacefully with our resident animals. Currently, the property is home to seven dogs (2 adult males, 2 adult females, and 3 puppies), 5 buffaloes and a few hens and roosters.

Guest Behavior and Entry Rights:

• We reserve the right to refuse entry or accommodation if guests are found to exhibit behavior that disrupts the comfort and safety of others.

Regarding the stay at the Soshin Campsite: 
– We like to maintain a tranquil environment and generally do not allow very loud music. However, please check with us for special arrangements.
– The campsite has no electricity, so please charge your phones / devices at the Deshmukh home during meal time. There is no generator back up on the property. While we will try our best to restore the services, due to the rural setting of the property, we cannot guarantee the same.  Please carry a power bank for charging your devices at the campsite.
– Ola and Uber are not reliable. Please book your transportation beforehand. We can help with numbers of Rickshaws/ Taxis if needed.

Meals: 

• Sustainability Reminder: Please note that there is no municipal waste management system (BMC) in the village. While we make every effort to keep the area clean, some spots may have trash due to a lack of awareness and infrastructure.
• Our Efforts: All trash generated during your visit is either responsibly burned or transported back to Mumbai for proper processing.
• Guest Responsibility: We kindly request that you bring your food in reusable snack containers to minimize waste and support our efforts toward sustainability.

Indemnity:
– Rock & Anchor shall not be responsible for any delays & alterations in the program or expenses incurred directly or indirectly due to natural hazards, flight cancellations, accident, breakdown of machinery or equipment, breakdown of transport, weather, sickness, landslides, political closures or any untoward incidents.
– We, Rock & Anchor shall not be responsible for any loss, injury or damage to person, property, or otherwise in connection with any accommodation, transportation or other services, resulting – directly or indirectly – from any act of GOD, dangers, fire, accident, breakdown in machinery or equipment, breakdown of transport, wars, civil disturbances, strikes, riots, thefts, pilferages, wildlife, epidemics, medical or custom department regulations, defaults, or any other causes beyond our control.
– Rock & Anchor does not have any insurance policy covering the expenses for accident, sickness, loss due to theft, or any other reasons. Visitors are advised to seek such insurance arrangements in their home country. All baggage & personal property’s at all times are at the client’s risk.
– By choosing to stay at Rock & Anchor, guests acknowledge that Rock & Anchor or any of their employees, subcontractors or suppliers do NOT accept any liability for any damage or loss of property, injury (fatal or otherwise). This also applies to items, which you have given in custody. This limitation of liability applies not only to the accommodation itself but also to any activities in the surrounding land.
